New rules for your Spanish NRUA registration (Depósito de Arrendamientos)

Do you have a property in Spain with an NRUA number for short-term rental? Then pay close attention. A new regulation from the Spanish government (Order VAU/1560/2025) requires you to report your guest registration for the past year to the Property Registry in February 2026 (Registro de Propiedad).

What is going on?

Since 2025, new legislation has been in force for homes that have a NRUA number possess. This number is mandatory for owners promoting their property through online platforms such as Booking or Airbnb.

The new measure requires owners or managers to submit annual statements of all rental activity. The first declaration period starts on 1 February 2026 and runs until March 2, 2026.

Who does this apply to?

This obligation applies to any property for which an NRUA number is obtained by 2025.

  • Even without guests: Even if you did not receive any guests in 2025, you are required to file a “nil return”.
  • Private rental: Do you only rent through private channels (such as Facebook or among friends) and do not have an NRUA number? Then this particular declaration does not apply to you.

How do you file the declaration?

The declaration is done through the Spanish registrars' website via an application called N2.

To complete the declaration, you will need the following information:

  • The CRU number of your property (found on your title deed or NRUA award document).
  • Details of guests (number, period of stay, reason for stay).
  • A digital certificate (if you file the return online).

After submission, you will first receive a provisional CRI number, which will be converted into a final number after verification by the registry.

Why is this urgent?

The deadline is strict. If the tax return is not submitted by 2 March 2026, the Spanish government may reject your Revoke NRUA number. Without this number, you may no longer legally offer the property on rental platforms.

Note: This report is separate from the already known SES Hospedajes-registration; it is an additional administrative requirement specific to the nature and details of bookings.
