A Spanish renovation commitment looming?

The new European and Spanish rules around the EPC certificate and what that means for property owners and buyers in Spain.

Important dates

  • 1 January 2030: homes with an energy label F or G may no longer be sold or rented out. Minimum requirement: label E.
  • 2033: the standard gets even stricter - minimum label D.
  • 2050: goal of a completely climate-neutral building stock (label A).

Practical tips from Glenn

  1. Know your starting point: Have an EPC certificate prepared (costing between €60 and €250).
  2. Use the report as a guide for possible improvements.
  3. Don't wait until the last minute: Start minor renovations or insulation measures in good time.
  4. Purchase question Always include the EPC label - even if the seller does not yet mention it.
  5. View regional subsidies and tax breaks - each autonomous region in Spain has its own rules.

What if you do nothing?

  • Administrative fines of €300 to €6,000 for selling without a valid EPC.
  • From 2030: impossibility to sell or rent a house with label F or G.

Summary

From 2030 onwards, the Spanish property market will change fundamentally. Don't panic, but do take action: get your EPC checked, plan your renovations in time and take advantage of available support measures.
