Then pay close attention. A new regulation from the Spanish government (Order VAU\/1560\/2025) requires you to report your guest registration for the past year to the Property Registry in February 2026 (<em><a href=\"https:\/\/www.registradores.org\/el-colegio\/registro-de-la-propiedad\" target=\"_blank\" data-type=\"link\" data-id=\"https:\/\/www.registradores.org\/el-colegio\/registro-de-la-propiedad\" rel=\"noreferrer noopener\">Registro de Propiedad<\/a><\/em>).<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">What is going on?<\/h3>\n\n\n\n<p>Since 2025, new legislation has been in force for homes that have a <a href=\"https:\/\/www.confianz.be\/en\/national-registration-requirement-for-booking-platforms\/\" data-type=\"link\" data-id=\"https:\/\/www.confianz.be\/nationale-registratieverplichting-voor-bookingplatformen\/\">NRUA number<\/a> possess. This number is mandatory for owners promoting their property through online platforms such as Booking or Airbnb. <\/p>\n\n\n\n<p>The new measure requires owners or managers to submit annual statements of all rental activity<sup><\/sup><sup><\/sup><sup><\/sup><sup><\/sup>. The first declaration period starts on <strong>1 February 2026<\/strong> and runs until <strong>March 2, 2026<\/strong><sup><\/sup><sup><\/sup>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Who does this apply to?<\/h3>\n\n\n\n<p>This obligation applies to any property for which an NRUA number is obtained by 2025<sup><\/sup><sup><\/sup>.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Even without guests:<\/strong> Even if you did not receive any guests in 2025, you are required to file a \u201cnil return\u201d.<\/li>\n\n\n\n<li><strong>Private rental:<\/strong> Do you only rent through private channels (such as Facebook or among friends) and do not have an NRUA number? Then this particular declaration does not apply to you.<\/li>\n<\/ul>\n\n\n\n<p><\/p>\n\n\n\n<h3 class=\"wp-block-heading\">How do you file the declaration?<\/h3>\n\n\n\n<p>The declaration is done through the Spanish registrars' website via an application called <strong>N2<\/strong>.<\/p>\n\n\n\n<p>To complete the declaration, you will need the following information:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>The <strong>CRU number<\/strong> of your property (found on your title deed or NRUA award document).<\/li>\n\n\n\n<li>Details of guests (number, period of stay, reason for stay).<\/li>\n\n\n\n<li>A <strong>digital certificate<\/strong> (if you file the return online).<\/li>\n<\/ul>\n\n\n\n<p><\/p>\n\n\n\n<p>After submission, you will first receive a provisional CRI number, which will be converted into a final number after verification by the registry<sup><\/sup>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Why is this urgent?<\/h3>\n\n\n\n<p>The deadline is strict. If the tax return is not submitted by 2 March 2026, the Spanish government may reject your <strong>Revoke NRUA number<\/strong><sup><\/sup><sup><\/sup><sup><\/sup><sup><\/sup>. Without this number, you may no longer legally offer the property on rental platforms<sup><\/sup>.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><strong>Note:<\/strong> This report is separate from the already known <a href=\"https:\/\/hospedajes.ses.mir.es\/hospedajes-sede\/\" target=\"_blank\" data-type=\"link\" data-id=\"https:\/\/hospedajes.ses.mir.es\/hospedajes-sede\/\" rel=\"noreferrer noopener\">SES Hospedajes<\/a>-registration; it is an additional administrative requirement specific to the nature and details of bookings.<\/p>\n<\/blockquote>\n\n\n\n<h3 class=\"wp-block-heading\">What can Confianz do for you?<\/h3>\n\n\n\n<p>Submission of this data must be in a specific technical format (XBRL)<sup><\/sup><sup><\/sup><sup><\/sup><sup><\/sup>.
