Yes.<\/strong> Since 1 June 2013, the <strong>Certificado de Eficiencia Energ\u00e9tica (CEE)<\/strong>, the Spanish counterpart of the Belgian EPC, legally required for any owner wishing to sell or rent a property in Spain. This certificate must be available <em>before<\/em> the property is placed on the market. The aim is to provide transparency to the buyer on the energy consumption and CO2 emissions of the property.<\/p>\n\n\n\n<p><strong><a href=\"https:\/\/www.confianz.be\/en\/what-future-epc-requirements-in-spain-to-take-into-account\/\" data-type=\"link\" data-id=\"https:\/\/www.confianz.be\/met-welke-toekomstige-epc-vereisten-in-spanje-rekening-houden\/\">What future EPC rules should you take into account?<\/a><\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Exceptions: When do you not need an EPC?<\/h2>\n\n\n\n<p>Although the main rule is strict, Spanish law provides for <a href=\"https:\/\/www.boe.es\/buscar\/act.php?id=BOE-A-2013-3904\" data-type=\"link\" data-id=\"https:\/\/www.boe.es\/buscar\/act.php?id=BOE-A-2013-3904\" target=\"_blank\" rel=\"noopener\">specific exceptions<\/a> where an EPC certificate is not required. This is crucial for owners of second homes.<\/p>\n\n\n\n<p><strong>You are exempt from the EPC requirement in the following situations:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Holiday homes (limited use):<\/strong> Residential properties that <strong>less than four months a year<\/strong> are used\/leased, as well as whose expected energy consumption is less than 25% of what it would be for a full year of use.\n<ul class=\"wp-block-list\">\n<li><em>Note:<\/em> In this case, however, the seller must make a formal, signed declaration in the notarial deed.<\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><strong>Small buildings:<\/strong> Detached buildings with a usable floor area of <strong>less than 50 m\u00b2<\/strong>.<\/li>\n\n\n\n<li><strong>Demolition or major renovation:<\/strong> Properties purchased for immediate demolition or major renovation (where the energy performance changes significantly).<\/li>\n\n\n\n<li><strong>Industrial and agricultural buildings:<\/strong> Properties not intended for residential use.<\/li>\n<\/ul>\n\n\n\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">How do I obtain an EPC certificate in Spain?<\/h2>\n\n\n\n<p>Obtaining an energy certificate in Spain requires the intervention of a recognised <strong>technical architect or engineer<\/strong>.<\/p>\n\n\n\n<p>The process involves three steps:<\/p>\n\n\n\n<ol start=\"1\" class=\"wp-block-list\">\n<li><strong>Home visit:<\/strong> The expert comes on site to inspect the home's insulation, glazing, heating systems and orientation.<\/li>\n\n\n\n<li><strong>Calculation &amp; Reporting:<\/strong> Based on the measurements, the label is calculated via software recognised by the Ministry of Industry.<\/li>\n\n\n\n<li><strong>Registration:<\/strong> The report must be officially registered with the competent authority of the autonomous region (e.g. the <em>Generalitat Valenciana<\/em> Whether the <em>Junta de Andaluc\u00eda<\/em>). If you use the property for less than 4 months a year and the energy consumption is less than 25% of an annual use, an exception applies.
